Asset exchanges trade an underperforming commercial real estate property for a strong 10- or 12-year note. The seller gets a performing asset and gets rid of an underperforming one. Because Avos can assemble the note for a relatively low cost, it can then immediately offer the title, which it now holds, to a ready buyer at an attractive price to the buyer.

Asset exchange is Avos' innovative platform that combines traditional concepts (trading one asset for another) with commercial real estate workout. The power of our program is our use of a high-performing, non-correlated note that provides bond-like characteristics. We structure them cost-effectively so we can offer CRE sellers an excellent, performing alternative to a risky, non-performing asset - their property.
When Avos receives title to the property in return for the seller getting a high-performing, high-value note, we can then sell it, often in a simultaneous transaction, to a ready buyer who realizes a strong discount to the seller's asking price.
